Herring|Tricom has developed more than 30 regional shopping centers comprising 24 million square feet of retail space. Our acquisition efforts are concentrated on turning around underperforming regional mall and open air center assets in key markets across the nation. Further, in addition to shopping center development, we manage, lease and market regional shopping centers over the long-term.

Gar Herring President & CEO The MGHerring Group
Gar Herring serves as President and CEO of The MGHerring Group, a developer of regional shopping centers and mixed-use projects, based in Dallas, Texas. Gar is responsible for all aspects of development and operations of MGHerring properties and projects. His real estate background includes development, acquisition, leasing and financing. Prior to joining The MGHerring Group in 2004, he worked for Donahue Schriber in Newport Beach, California, developing and acquiring neighborhood shopping centers in Southern California and Nevada. His previous real estate experience also includes working for Guaranty Bank, The DeBartolo Corporation and The Staubach Company.
Gar is actively involved in the International Council of Shopping Centers (ICSC), serving on the ICSC Board of Trustees, the ICSC Executive Committee as Southern Division Vice President, the Next Generation Advisory Board and is a founding member of the Certified Development, Design & Construction Professional (CDP) Designation.
Gar earned a bachelor’s degree in finance from Tulane University and received an M.B.A. with emphasis in real estate from the University of Texas.
Barney McAuley Managing Partner Tricom Real Estate Group
Tricom Real Estate Group is founded and led by Bernard E. (Barney) McAuley, a nationally recognized expert in commercial real estate asset management, financial analysis and investment sales. He has served as a high ranking executive for more than 30 years with Mutual of New York's The MONY Group, Goldman Sachs' Archon Group, and Cushman & Wakefield. Prior, he headed the successful Franklin Real Estate Group.
Mr. McAuley is a native of Newington, Connecticut, whose career path has included key posts in New York City, Denver and Dallas.
Giancarlo “GC” Carriero Partner Tricom Real Estate Group
The Tricom leasing team is headed by Giancarlo "GC" Carriero, an ICSC Certified Leasing Specialist with nearly 14 years of leasing experience, primarily in representing multiple portfolios of regional shopping malls and mixed use and lifestyle centers. A graduate of Trinity University in San Antonio where he began his commercial real estate career as a real estate consultant and leasing project manager, Carriero later served as a leasing representative with General Growth Properties in Dallas. He was a senior leasing executive for a diverse national portfolio in the Dallas office of Cypress Equities prior to joining Tricom. Specific project experience includes center repositioning, regional mall permanent & temporary leasing, mixed use & lifestyle, big box & power center throughout Texas, the Carolinas, Florida, New England, Illinois, and the Northwest.
Mr. Carriero is a licensed real-estate salesperson in Texas, member of North Texas Commercial Association of Realtors, a Certified Commercial Investment Member (CCIM) candidate, and an actively involved ICSC member currently serving as the State Chair of Next Generation for Texas. He has been recognized as an Emerging Retail Leader by the Real Estate Forum.
Nadia Podkopova Partner Tricom Real Estate Group
Nadia Podkopova is responsible for originating new acquisition opportunities and overseeing asset management, as well as leading the company’s investor relations and reporting functions. Her real estate background includes development, construction due diligence, leasing, acquisition and disposition of retail properties across the nation.
Mrs. Podkopova started her professional career at Morgan Stanley before she transitioned to Dunhill Partners, a commercial real estate brokerage and investment firm. While at Dunhill, she assisted in managing shopping centers in Western, Southwestern, and Southeastern markets. Most recently, Mrs. Podkopova was responsible for sourcing and underwriting at Capview Partners, a real estate investment and fund management firm, where she was directly involved in the acquisition and disposition of two STNL portfolios totaling approximately $100MM, with retail tenants including Walgreens, Bank of America, AT&T, CVS, Capital One Bank, Dollar General, and BB&T Bank.
Mrs. Podkopova is a licensed real estate salesperson in Texas and a member of the ICSC. Mrs. Podkopova holds a Bachelor’s degree in Finance and a Master's degree in Real Estate from Texas Woman’s University and the University of North Texas, respectively.
Brenda S. Blake CPA, Chief Financial Officer Tricom Real Estate Group
Brenda S. Blake serves as Tricom’s Chief Financial Officer. With over 30 years’ experience, Ms. Blake is a highly respected CFO level financial manager, providing profitability guidance and operational leadership.
Ms. Blake’s experience includes working as CFO for an institutional developer of both multi-family residential and commercial properties throughout the United States. As CFO, Ms. Blake was responsible for financial analysis, investor and lender relations, and management of a $100 million dollar asset portfolio.
Ms. Blake is a nationally recognized author and has received several professional distinctions, including the ‘CPA of The Year Award,’ by the TSCPA Fort Worth Chapter, the ‘Accounting Excellence Award,’ from the TSCPA Foundation, the ‘Future Vision Award,’ from CREW (Commercial Real Estate Women) in 2010, ‘Most Valuable Player Award’ from CREW in 2011 and Brenda has been a finalist in both 2013 and 2014 for CREW’s most prestigious honor: the ‘Outstanding Achievement Award’ in recognition of her life body of work.
Ms. Blake graduated with highest honors in Accounting from The University of Texas at Arlington. She is a past Board member of CREW, a current Board member of DREM (Dallas Real Estate Ministries), a member of 4Word, a member of TREC (The Real Estate Council) and is active in her church.
Elgin Carelock, MBA Business Development Specialist Tricom Real Estate Group
With more than 25 years of sales, marketing, and business development experience; Elgin offers detailed market analysis, strategic planning, feasibility analysis, and team coaching. His primary focus at Tricom is retail tenant support, which includes assessing market position, target market segmentations, marketing/advertising strategies, social media management, customer service, productivity evaluations, strategy development and change management.
Elgin currently holds a BS in Business Management and an MBA with a specialty in marketing. In his 25 years of experience he has worked in retail management for Lindt Chocolate USA, the Discovery Channel Stores, Levitz, and Haverty’s, as well as marketing with the Simon Property Group and General Growth Properties.
Tricom partners will also benefit from Elgin’s background as an Associate Online Faculty member of the Forbes School of Business at Ashford University teaching subjects including Principles of Marketing, Strategic Marketing, Creativity & Innovation, Consumer Behavior, Group Behavior in Organizations, and Retail Management. Having a balance between practical experience and foundational concepts and theories, Elgin is able to support specialty leasing and ownership vision.
Paul J. Burridge Leasing Consultant Tricom Real Estate Group
In his role as Leasing Consultant for Tricom, Paul J. Burridge brings 35 years of hands-on experience in the leasing, managing, developing, renovating and remerchandising of regional malls, lifestyle centers, big box retail and community strip center assets.
Mr. Burridge previously served as Regional Vice President & Director of Leasing with General Growth Properties where he successfully renovated and re-positioned five malls to achieve double-digit increases to revenue and mall sales psf. Prior to GGP, Mr. Burridge worked for the Richard E. Jacob Group as a Regional Director and leasing agent. He was directly involved with five ground-up mall development projects including the award-winning Wausau Center in Wausau, Wisconsin.
During his tenure with the Paramount Group, New York / Germany, Mr. Burridge was responsible for the total renovation and enclosure of the 1.7 million square foot Northwest Plaza Mall in St. Louis, Missouri. This renovation successfully introduced an innovative concept which became a significant draw for the mall and was well publicized in many industrywide trade publications.
